Do not approach a builder too early
It might seem logical if you plan to have construction work done to start by approaching a builder, but do not be too hasty.
manufacturers are (usually) good at building - and at a price - once they know exactly what is wanted, but ask for a price before there are drawings or detailed information on the project is as good as inviting them to simply tell you what they think you want to hear.
My advice is just the approach of manufacturers once you have a set of drawings and a list of what (and will not) be included, often known as a "timetable". Otherwise, you could base the entire project on a figure that could be miles off the potential cost.

Type of building, suitable contractor (for example) for a luxury retail project must be highly organized, usually with several managers, a well-organized office back and teams that can work round the clock and produce exceptionally high quality work at speed. These entrepreneurs tend to be eye-wateringly expensive and (for most people) would be on top for an extension of the kitchen or loft.
At the other end of the spectrum, there are many small builders owner / manager who make a lot of themselves work on site and organize everything from a mobile phone on the hip. With such low overhead, a manufacturer as it should be much cheaper, but the level of service, organization and speed can not compare.
You are looking for the most appropriate balance of low price, high quality and good organization. We never the best of all three, but here it is essential to decide what the best solution for you.

Determine whether you need a specialized company or just a general constructor

rather than using a single prime contractor, i t may seem wise to try to save money by directly engaging the independent traders such as plasterers, electricians, carpenters and so after.
it is true that the main contractor will be a small portion of the cost of all subcontractors, I would say that this money is well earned. Manage and coordinate all the different trades in the site takes a lot of courage and experience.
I saw a lot of people trying to enter themselves in a horrible mess and end up with a botched job that goes over time and on budget - not to mention the stress that 'they suffered.
While it may work to take specific and well-defined parts of the work (such as the laying of carpet, for example), I highly recommend the use of a main building contractor who take responsibility for the entire project.

There seems to be many different definitions of exactly what project management actually involves, but in my opinion, the most important manager of a project the main building contractor.
It is the manufacturer's responsibility to ensure that the right people in the right numbers are there at the right time and have the necessary equipment to do their job.
Even if an architect or manager of an independent project can play an important role in an expert capacity to your interests, keeping an eye on the progress and quality, it is important that the manufacturer is permitted to execute the project on a day- daily. Otherwise, there may be blurred responsibility if and when things go wrong. So choose a manufacturer that is professional and let them do their job

A set of drawings is a good start, but what about the structural detail - you asking the manufacturer to work it? If so, that clear, or (and preferably in my opinion) have structural calculations all done by an engineer before you ask for a price.

If the job is to fit a bathroom, for example, which is the supply of sanitaryware, tiles and taps? If they are to provide exactly that? If you want to provide the tiles yourself, which is the provision of adhesive and grout? Unless these things are clear, there is a risk of misunderstandings and arguments about money once the work has already begun.

However, when prices return, it is not at all unusual for them to vary between the highest and lowest of 100% or more, so it is well worth going at least three or four.

There are many forms of contract, but the one I use most regularly for residential projects is called JCT Minor Works Contract Building. The drawings and schedules are fixed in the contract, so it is clear what is included and what is not, and all payment terms and so on are agreed up front.
The important thing of the contract does not appear all the "ifs" - as if the work is changed along the way? What if it takes longer than expected?
Ideally, and I'm happy to say, in general, once signed and filed, the contract is never needed again, because everything went smoothly, but it is often because everyone knows it's there in the background.

Combine this with the fact that the customer can see that it is almost here, and generally desperately wants them back home after a long wait, and often frustration boils over.
Again, my best advice is to be really organized. Communicate clearly with your builder on schedule and give them the space to do what is necessary. When it comes to "hang" at the end - ie, verification of work completed or not completed as requested, the manufacturer will correct - go around with your builder and agree a comprehensive list. Of course, the extra things may come to light, but it really is not fair to continue to offer more and more snags over time.
