what is a dormer loft - and is it right for your home

PD allows you to extend up to 40 cubic meters for a terraced property, and 50 cubic meters for a semi-detached or detached house. Permitted development is not about if you live in an apartment or a conservation area (you can know if you are in a conservation area on your local council website). Under PD, the window must be defined in 0mm eaves.
If you want to go for anything bigger, you will need to apply for planning permission.

You just need to write to them and explain your plans and why you think that the conversion can be done under PD. If they agree, they will issue you a so called Lawful Development Certificate (COLD) for your dormer loft conversion.
It is possible to apply retrospectively, but if the board interpreted the rules differently, in the worst case, you might be prompted to change your conversion to something they believe in the rights of PD. So you better ask for a COLD early to avoid surprises

The vertical walls are also the easiest to dress windows. The sloping roof on the other side (usually on the front of the house) will generally feature a Velux window that works with the blind.
