Knowing how much you have to spend will help you focus on what's important and realistic.

Create a sketch of your current space of an air perspective. Ask a friend or family member for help if you do not feel you can do by yourself. This sketch or survey will allow you to see your living space as currently, and can often throw questions and hopefully existing solutions.

Draw in all exterior walls, windows and exterior doors, as well as the lobby and reception rooms down before, but this time leave the area at the back of the white staircase, as where your open plan living space will be.

Ideally, you want the eastern light entering your kitchen in order to catch the morning rays and make sure it is cooler to prepare the evening meal. The dining room and living room face west or south, so it can enjoy the late afternoon or all day sun. It is not always possible to position the pieces in that way, but it is a good place to start.

They will be able to decide about the best approach to take and the costs involved. Avoid changes that could affect the design too, unless your budget is under pressure.

If you stay, it will save the cost of renting elsewhere, but the project could take longer.
